What I Do To Make Your Dream lifestyle Real
As a real estate agent, I help people buy and sell homes. To do so, I keep my clients informed about current market conditions. Then I guide them through each step of the transaction process. Of course, in any given situation, my role depends on who I am representing:
- As buyer’s agent, I help buyers to shop the inventory of homes of sale, make competitive offers and negotiate with sellers. Then I guide then though the transaction to closing.
- As listing agent, I educate sellers as to how to prepare their homes for sale. Then I advise them as to how to price their homes. Once my client and I have agreed upon a listing price, I go to work. Of course, I list and market the home and negotiate with buyers and agents. Once a contract is in place, I work with my clients and other parties involved in the transaction. To be sure, I use all my knowledge and experience to facilitate a smooth transaction.
- As transactional agent, I facilitate a transaction but do not represent either party. This is a role I only play under special circumstances, where required by law. Please see below.
To avoid conflicts of interest, I predominantly represent one party and look after their interests alone. I work as a single party agent. That means that I represent the buyer or seller, but not both. The only exception is if I am the listing agent and also bring the buyer. In that case, as required by Florida law, I take steps to transition to a transactional agent. However, I must notify and get approval from both parties to do so.
Realtor vs. Real Estate Agent
Not every real estate agent is a Realtor. To become a Realtor, I joined the National Association of Realtors. In so doing, I pledged to abide by the association’s standards and code of ethics.
However, all real estate agents must hold licenses in the states where they work. Additionally, they must abide by national and state laws. Licensure requires agents to complete a certain amount of coursework and pass an exam. I have held a broker’s license in Florida since 1993. To
Difference Between A Real Estate Agent And A Broker
As real estate broker, I have gone a step beyond the agent level by completing additional training. First, I completed all the educational requirements and passed the exam to become an agent. Then, after successfully meeting Florida’s experience requirements, I completed state-required coursework and passed an exam to earn my broker’s license. As broker, I can oversee other real estate agents, work under a managing broker or operate independently.
